     The Coyotes 'n Cowboy's Line Camp Subdivision is governed by CC&R's to help protect the integrity and value of the subdivision.  Water, Power, and Telephone are stubbed to each building lot.  The terrain is flat and provides a smooth building process.  If you have a lake-front lot, you could have your own boat dock in your back yard.  If you purchase an interior lot, the Otter Creek State Park has a boat ramp and a docking area adjacent to the subdivision.

     Otter Creek is about 6 miles long and about 1 mile wide.  The lake covers about 3,120 acres.  Otter Creek is a massive playground just waiting for you.  The lake is still somewhat undiscovered and on certain days you could have the lake to yourself.

     If you prefer to fish on a stream, the East Fork of the Sevier River feeds Otter Creek from the South end.  The East Fork of the Sevier River has received Utah's distinguished classification of Blue Ribbon Fishery.  Contact the State Division of Wildlife for Blue Ribbon Fishery rules and requirements.  The river enters Otter Creek near the subdivision.  The large boulders at the mouth of Black Canyon provide excellent pools for the large fish to feed.  The water does not freeze in the Black Canyon section of the river, which provides year-round fly-fishing.  Large Brown, Cutthroat, and Rainbow trout fill the river.  The lower 15 miles of the East Fork of the Sevier River provides excellent river/stream fishing opportunities..

     If you like to ride your ATV, you have found the perfect home.  From your front yard you can ride for days without ever crossing the same tracks.  The Coyotes 'n Cowboys Line Camp Subdivision connects the Paiute ATV Trail and the Great Western  and Fremont Trails.  The ATV trails and routes are world renowned.  Within minutes you can be cruising or hiking through the pines and aspens and enjoying the company of elk, deer, coyotes, turkeys and a vast array of wildlife.  On these excursions, be sure to bring your camera, where you are guaranteed to see animals you have never seen before, especially so close to your NEW home on the banks of Otter Creek.  Other area maps for hiking, mountain biking, and horseback riding are available on the Garfield County Trails Map website.  If you are a serious mountain biker, you have to experience the Thunder Mountain Trail in Red Canyon.  Each of these trails can be reached within minutes of the subdivision. 

     The Boulder Mountain is directly East of the subdivision.  Within minutes you can be fishing high-mountain lakes for the allusive Eastern Brooke Trout or the Colorado Cutthroat.  The Boulder Mountain lakes are ideal for fly-fishing, so don't forget your gear.  If you are lucky, you might see a black bear roaming the banks on one of the mountain lakes.  A majestic site like this is rare, but possible, on the Boulder Mountain.

     The Boulder Mountain Elk unit is to the East and the Mt. Dutton Elk unit is to the South.  The Coyotes 'n Cowboy's Line Camp Subdivision is adjacent to both units.  If you are not familiar with these units, they have produced 400+ bulls (World-Class, BIG BULLS), over the past few years.  The elk populations are strong, and your chances of seeing one of these beautiful, majestic animals is almost guaranteed.  I had three of my boys and two of my nephews with me this past year, and we called in a big six-point bull elk.  It was an amazing experience we will remember forever.  Remember your cameras!  The elk came to within 20 yards of us, and we were able to capture the experience on tape.

     Bryce Canyon National Park and Capitol Reef National Park are both about 30-40 miles from your new home on the banks of Otter Creek.  Other State Parks and National Monuments include Otter Creek State Park (borders the Coyotes 'n Cowboys Line Camp Subdivision), Red Canyon, Kodachrome Basin State Park, and the Grand Staircase Escalante National Monument.  If you love the outdoors, you will never have a dull moment in this area. 

     The subdivision is within 4.0 hours from Las Vegas and 3.5 hours from Salt Lake City.  If you have a plane, you can also arrive through the Bryce Canyon Airport, rent a car, and drive about 35 minutes to the subdivision.  Ruby's Inn, the closest accommodations to Bryce Canyon National Park, can pick you up and rent you a vehicle.  Before coming to the airport, call Ruby's Inn in advance to make sure a vehicle is available (435) 834-5222 or (800) 468-8660.  When you arrive at the airport,  call (435) 834-5341 and the Ruby's Inn shuttle will pick you up and take you to your car.  Within minutes you can be on the doorstep of your back-country retreat.

           Otter Creek also provides an opportunity to experience the wonders of the four seasons, Spring, Summer, Fall, and Winter.  When the aspen's leaves start to change colors (browns, yellows, and oranges) there is a sense of awe and wonder that covers these mountainous regions.  The scenery here absolutely sooths the human soul.
